Anyone else feel this way? I've been here for 10 years and Poverty rate is 3.4%, which is pretty low. With a population of 12,856, Larkspur is a small town. The city has invested a lot in new development. What would you do? TIA!

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The nightlife is genuinely average and I've found I genuinely enjoy living here. My neighborhood (Lakewood) is reasonable and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. safety is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 9 years. Moved from Salt Lake City for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
engineering is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is better than expected - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited shopping options. And school system can be frustrating.
**Bottom line:**

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I love the pace of life here. It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 6 years ago from Houston and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 2-bed in The Heights. It's improving for what you get.
Jobs: The market is reasonable right now, especially in finance. If you're in construction you might struggle.
People: Generally challenging. It took about 13 months to build a solid friend group.
