What I wish I knew before living in Las Flores CDP (Orange County)

Hi all, The median home value here is around $1,068,900, which is pretty steep. It's not perfect, but the community is solid. It's a very car-dependent city, for better or worse. Any advice would be great.

Came here for school and stayed because I'm still on the fence after all this time. The pet-friendliness is honestly surprisingly good and I don't see that changing anytime soon.
