What I wish I knew before living in Las Flores CDP (Orange County)
Hey, Poverty rate is 5.4%, which is pretty low. It's a a small town city with about 6,007 people. The suburbs are where most families end up. Property taxes are high but you get good services. Does this match your experience? TIA! The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse.

Renting here right now, paying about /mo for a 3-bedroom. it was the best decision I ever made. Compared to Charlotte it's surprisingly good.

My experience has been mostly positive. it exceeded my expectations. The only thing I'd watch out for is outdoor recreation. Other than that, It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 2 years ago from Baltimore and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Fairview. It's challenging for what you get.
Jobs: The market is stable right now, especially in finance. If you're in healthcare you might struggle.
People: Generally pretty good. It took about 13 months to build a solid friend group.
Food: average. Tons of options if you like Southern.
It's not for everyone but it works for us..
