Rent in Las Maravillas getting crazy

Curious what people think. I'm a 36-year-old graphic designer and Crime rate is something to consider -Las Maravillas sits at 832.2 per 100K. Average temperature is around 56--F, so the weather is moderate. The unemployment rate is 4.2%, which is about average. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Strong sense of community
- Good airport connections

Cons:
- Hot summers
- Mosquitoes and humidity
- Far from major airports
- Not enough green space
Am I overthinking this? The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. The food scene here is surprisingly good. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. Property taxes are high but you get good services. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Public transit needs a lot of work honestly.
