Cost of living reality check -Lathrop

Crime rate is something to consider -Lathrop sits at 240.9 per 100K. Household incomes average around $118,605 in Lathrop. It's a a smaller city city with about 32,696 people. Poverty rate is 7.3%, which is pretty low. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. I'd say it's better for families than young singles. It's not perfect, but the community is solid.

Pros:
- Diverse community
- Easy commute
- Lots of new development

Cons:
- Limited nightlife
- Lack of diversity
- Mosquitoes and humidity
- Limited cultural events
- Homelessness issues downtown
Am I wrong here? Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Night life is decent if you know the right spots.

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The housing market is genuinely hit or miss and I've found the quality of life is solid. My neighborhood (Maple Ridge) is stable and I feel safe walking around at night.

But if you're coming from San Diego, be prepared for the culture shock. walkability is completely different here. And Bugs and humidity in summer.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a software engineer and I've found it's exactly what I was looking for. The community is pretty good and there's always something going on.
