Alright, I'm a teacher here and It's a a small town city with about 8,643 people. Homes are going for about $255,000 on average. The median home value here is around $255,000, which seems about average. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The traffic is genuinely excellent and I've found I genuinely enjoy living here. My neighborhood (Midtown) is stable and I feel safe walking around at night.

But if you're coming from Salt Lake City, be prepared for the culture shock. cultural scene is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Westside for about 12 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Charlotte, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Growing food and restaurant scene
- The job market scene is hit or miss

The downsides:
- Road conditions need improvement
- Far from beaches/mountains

Overall I'd rate it 5/10 for remote workers. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 43, moved here 3 years ago from Portland. I've lived in Fairview and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Active local events and festivals
3. Affordable housing options
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Not a lot of cultural diversity
3. The traffic situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for singles. underrated vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is stable. You can live comfortably on $60K-$130K here.

**Final verdict:**

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 5 years. Moved from Minneapolis for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2016 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
manufacturing is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is excellent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Not very walkable outside downtown. And school system can be frustrating.

**Bottom line:**

I'm a lawyer who relocated here from Denver about 4 years ago. The main reasons were retirement and my partner's job.

Pros I've experienced:
- Cost of living is very reasonable
- Strong job market in several industries
- Good airport with direct flights

Cons that are real:
- Traffic during rush hour is rough
- Dating scene is rough

Financially, we've found it challenging compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are affordable, gas is decent.

Socially, I love the pace of life here. Give it a chance - it might surprise you..
