First time home buyer in Lavaca

Random thought, I'm a teacher here and Crime rate is something to consider -Lavaca sits at 420.3 per 100K. It's a very car-dependent city, for better or worse. What neighborhoods would you suggest?

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from Seattle about 4 years ago. The main reasons were weather and school.

Pros I've experienced:
- Growing food and restaurant scene
- Four distinct seasons
- Close to major attractions

Cons that are real:
- Not very walkable outside downtown
- Can feel isolated

Financially, we've found it improving compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is underrated.

Socially, I have mixed feelings honestly. No regrets on my end..

Gonna give a different perspective here since most replies seem decent.

I've been here 14 years and the quality of life is solid. The thing nobody mentions is job market. It's established and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into skiing, this place is underrated.

Neighborhood matters A LOT here. The Westside side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 13 years. Moved from Atlanta for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
healthcare is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Property taxes are high. And food scene can be frustrating.

**Bottom line:**
For young professionals, I'd say this is a 8/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.
