Lavon in the winter -how bad?

Hey folks, I'm a nurse at the local hospital and Household incomes average around $132,778 in Lavon. With a population of 5,624, Lavon is a small town. You can expect to pay around $1,780 for rent here. Homes are going for about $386,600 on average. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. Looking forward to hearing from you all. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. I've lived in The Heights for about 12 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Atlanta, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Growing food and restaurant scene
- The dating scene scene is decent

The downsides:
- Traffic during rush hour is rough
- Not very walkable outside downtown

Overall I'd rate it 6/10 for singles. Good luck with whatever you decide..

Gonna give a different perspective here since most replies seem underrated.

I've been here 11 years and it was the best decision I ever made. The thing nobody mentions is traffic. It's developing and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into kayaking, this place is improving.

Neighborhood matters A LOT here. The North side vs the Lakewood side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 56, moved here 9 years ago from Baltimore. I've lived in East and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Active local events and festivals
3. Close to major attractions
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Homeless population growing downtown
3. The traffic situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. hit or miss vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is reasonable. You can live comfortably on $80K-$100K here.

**Final verdict:**

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.
