My partner and I are The median home value here is around $437,400, which is pretty steep. With a population of 82,512, Layton is a smaller city. Homes are going for about $437,400 on average. Property taxes are high but you get good services. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. Looking forward to hearing from you all. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The weather takes some getting used to.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 9 years. Moved from Miami for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
engineering is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Bugs and humidity in summer. And cost of living can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 5/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

I've been in Highland for 9 years. Moved from Tampa for work. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
legal is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is underrated - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Highland schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Can feel isolated. And food scene can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

I've lived in Pine Hills for about 11 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Miami, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Strong job market in several industries
- The cultural scene scene is excellent
The downsides:
- Dating scene is rough
- Far from beaches/mountains
Overall I'd rate it 6/10 for singles. Hope this helps!.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 6 years and I genuinely enjoy living here. The thing nobody mentions is walkability. It's growing and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into biking, this place is excellent.
Neighborhood matters A LOT here. The Midtown side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

Great question. I'll try to be comprehensive here.
I'm a chef who relocated here from Seattle about 12 years ago. The main reasons were a fresh start and a job opportunity.
Pros I've experienced:
- Decent public transit for the size
- Active local events and festivals
- Good airport with direct flights
Cons that are real:
- Limited public transit options
- Limited entertainment options
Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is average.
Socially, I wouldn't want to live anywhere else right now. Your mileage may vary depending on what you're looking for..

I'm a nurse who relocated here from Salt Lake City about 4 years ago. The main reasons were my partner's job and family.
Pros I've experienced:
- Friendly community, easy to meet people
- Low crime in most neighborhoods
- Lots of new development happening
Cons that are real:
- Nightlife is limited
- Not very walkable outside downtown
Financially, we've found it underrated compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is solid.
Socially, it exceeded my expectations. Good luck with whatever you decide..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 25, moved here 7 years ago from LA. I've lived in Riverside and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good schools in most areas
3. Diverse dining options
4. The people are generally pretty good - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Dating scene is rough
3. The safety situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for couples. improving vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from LA, everything felt better than expected. Rent is about /mo. Groceries are pricey. Gas is affordable. You can live comfortably on $40K-$70K here.
**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
