The good and bad of living in Leawood

Hey, My partner and I are Crime rate is something to consider -Leawood sits at 54.2 per 100K. Median household income is $184,976, which feels pretty solid for the area. Homes are going for about $620,400 on average. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. What would you do? It's not perfect, but the community is solid. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 34, moved here 10 years ago from Salt Lake City. I've lived in Westside and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Active local events and festivals
3. Strong sense of community
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Far from beaches/mountains
3. The pet-friendliness situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for families. better than expected vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt hit or miss. Rent is about /mo. Groceries are pricey. Gas is affordable. You can live comfortably on $80K-$120K here.

**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.

If you value job market, you'll love it. The cost of living is genuinely decent and I've found I genuinely enjoy living here. My neighborhood (East) is reasonable and I feel safe walking around at night.

But if you're coming from San Diego, be prepared for the culture shock. cost of living is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Moved here from Seattle about 12 years ago. it's improved dramatically in recent years. Still getting used to outdoor recreation but Definitely worth checking out..

We moved here with our family and the quality of life is solid. Schools in Cedar Grove area are pretty good. Kids love it here.
