Considering Leesburg vs St. Louis -help me decide

Hey everyone, I'm retired and Median household income is $140,668, which feels pretty solid for the area. Rent is about $1,980/month for a decent place. The unemployment rate is 2.2%, which is pretty low. Household incomes average around $140,668 in Leesburg. The median home value here is around $617,700, which is pretty steep. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here? It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Property taxes are high but you get good services. The school system varies a lot by neighborhood. The city has invested a lot in new development. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods.

Bought a house here in 2020 and I have mixed feelings honestly. Property values have gone up a bit since then.

Renting here right now, paying about /mo for a 3-bedroom. there are trade-offs but the good outweighs the bad. Compared to San Francisco it's improving.
