Thinking about relocating to Lemon Grove from San Francisco
I'm retired and The median home value here is around $640,600, which is pretty steep. It's a a smaller city city with about 27,489 people. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus.

it's exactly what I was looking for. When I first moved here from Boston, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Lots of new development happening
- The traffic scene is decent
The downsides:
- Traffic during rush hour is rough
- Urban sprawl is real

I've been in Pine Hills for 7 years. Moved from Minneapolis for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
real estate is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is decent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And traffic can be frustrating.
**Bottom line:**
