Best and worst neighborhoods in Lenexa

You can expect to pay around $1,429 for rent here. Median household income is $102,344, which feels pretty solid for the area. Rent is about $1,429/month for a decent place. The median home value here is around $368,800, which seems about average. The unemployment rate is 2.0%, which is pretty low. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good.

Pros:
- Affordable cost of living
- Close to nature
- Walkable downtown
- Good internet infrastructure

Cons:
- Traffic can be terrible
- Poor road conditions
- Not enough green space
Am I overthinking this? There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Property taxes are high but you get good services. The city has invested a lot in new development. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. It's not perfect, but the community is solid.

Weather-wise, the summers are challenging and winters are growing. You get used to it after the first year.

OK so I've been meaning to write this for a while. I moved here 2 years ago from Denver and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Pine Hills. It's decent for what you get.

Jobs: The market is growing right now, especially in marketing. If you're in finance you might struggle.

People: Generally pretty good. It took about 10 months to build a solid friend group.

Food: average. Tons of options if you like seafood.

Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 33, moved here 14 years ago from LA. I've lived in Pine Hills and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Good healthcare facilities
3. Close to major attractions
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Can feel isolated
3. The community vibe situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for remote workers. challenging vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt underrated. Rent is about /mo. Groceries are wild. Gas is stable. You can live comfortably on $60K-$120K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I've been living here for 15 years and I'd say it's improved dramatically in recent years. The pet-friendliness is decent compared to other places I've lived. Overall Feel free to reach out with questions..
