Hey, I'm a 49-year-old accountant and The median home value here is around $368,800, which seems about average. Rent is about $1,429/month for a decent place. With a population of 57,986, Lenexa is a smaller city. Crime rate is something to consider -Lenexa sits at 154.7 per 100K. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. What would you do? Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Baltimore about 6 years ago. The main reasons were work and a job opportunity.

Pros I've experienced:
- Good schools in most areas
- Diverse dining options
- Strong sense of community

Cons that are real:
- Not very walkable outside downtown
- Not a lot of cultural diversity

Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is surprisingly good.

Socially, it's been a really good experience overall. It's not for everyone but it works for us..

Moved here from Austin about 1 years ago. there are trade-offs but the good outweighs the bad. Still getting used to cultural scene but Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 1 years ago from Denver and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in South. It's excellent for what you get.

Jobs: The market is wild right now, especially in construction. If you're in hospitality you might struggle.

People: Generally better than expected. It took about 4 months to build a solid friend group.

Food: challenging. Tons of options if you like Southern.

Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.

If you value job market, you'll love it. The housing market is genuinely improving and I've found it exceeded my expectations. My neighborhood (Riverside) is developing and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. outdoor recreation is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Background: I'm a teacher, 33, moved here 1 years ago from Seattle. I've lived in Meadowbrook and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Decent public transit for the size
3. Four distinct seasons
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Far from beaches/mountains
3. The healthcare situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. hit or miss vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt improving. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $90K-$80K here.
