Renting here right now, paying about /mo for a 4-bedroom. the quality of life is solid. Compared to Denver it's surprisingly good.

I'm a HR manager who relocated here from Charlotte about 1 years ago. The main reasons were family and a job opportunity.
Pros I've experienced:
- Friendly community, easy to meet people
- Strong job market in several industries
- Diverse dining options
Cons that are real:
- Traffic during rush hour is rough
- Road conditions need improvement
Financially, we've found it better than expected compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are established, gas is average.
Socially, I'm still on the fence after all this time. Definitely worth checking out..

I've been in Pine Hills for 15 years. Moved from Dallas for weather. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
retail is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is better than expected - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Can feel isolated. And safety can be frustrating.
**Bottom line:**
