Rent in Lewisville getting crazy

Longtime lurker here, Been living here since 2023. It's a a mid-size city city with about 128K people. Poverty rate is 5.4%, which is pretty low. Downtown has improved a lot in recent years. Any advice would be great. Thanks in advance! Property taxes are high but you get good services. The suburbs are where most families end up. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. school system used to be much reasonable but now it's hit or miss.

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The school system is genuinely challenging and I've found it was the best decision I ever made. My neighborhood (Pine Hills) is competitive and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. food scene is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
