Best and worst neighborhoods in Lima

Not sure if this has been asked before, but I relocated for work and It's a a small town city with about 2,834 people. Average temperature is around 57--F, so the weather is moderate. Homes are going for about $372,300 on average. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. There's a growing tech scene which is exciting. What do you all think? Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good.

Used to live on the Cedar Grove side, now on the Fairview side. Completely different vibe. I have mixed feelings honestly.
