Affordable areas near Lincoln University?

Hello, We're a young couple and Average temperature is around 52--F, so expect cold winters. The unemployment rate is 8.4%, which is concerning. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. What do you all think? I'd say it's better for families than young singles. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable.
