Cheapest neighborhoods in Little Elm?

Military spouse here. Household incomes average around $116,036 in Little Elm. You can expect to pay around $1,900 for rent here. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods. Does this match your experience? Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles.

I've lived in The Heights for about 14 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Phoenix, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Strong job market in several industries
- Active local events and festivals
- The housing market scene is solid

The downsides:
- Bugs and humidity in summer
- Far from beaches/mountains

Overall I'd rate it 6/10 for couples. Definitely worth checking out..

Used to live on the North side, now on the Westside side. Completely different vibe. it's improved dramatically in recent years.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Salt Lake City and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Cedar Grove. It's improving for what you get.

Jobs: The market is pricey right now, especially in hospitality. If you're in hospitality you might struggle.

People: Generally surprisingly good. It took about 6 months to build a solid friend group.

Food: challenging. Tons of options if you like Southern.

Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 34, moved here 1 years ago from Seattle. I've lived in The Heights and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Good internet infrastructure
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Property taxes are high
3. The traffic situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for young professionals. challenging vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt surprisingly good. Rent is about /mo. Groceries are competitive. Gas is stable. You can live comfortably on $40K-$90K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Moved here from Raleigh about 5 years ago. there are trade-offs but the good outweighs the bad. Still getting used to school system but No regrets on my end..
