Hello, I'm single, late 50s, and Median household income is $78,092, which feels about average for the area. The school system varies a lot by neighborhood. Is this normal for Live Oak? There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Night life is decent if you know the right spots.

Great question. I'll try to be comprehensive here.
I'm a teacher who relocated here from Houston about 15 years ago. The main reasons were family and a fresh start.
Pros I've experienced:
- Growing food and restaurant scene
- Strong sense of community
- Lots of family-friendly activities
Cons that are real:
- Traffic during rush hour is rough
- Limited high-paying job options
Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are affordable, gas is pretty good.
Socially, I'm still on the fence after all this time. Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.
If you value community vibe, you'll love it. The cultural scene is genuinely hit or miss and I've found it's improved dramatically in recent years. My neighborhood (Highland) is stable and I feel safe walking around at night.
But if you're coming from Raleigh, be prepared for the culture shock. weather is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Renting here right now, paying about /mo for a 4-bedroom. it's not perfect but it works for me. Compared to Seattle it's decent.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 24, moved here 6 years ago from Seattle. I've lived in North and Downtown, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Strong job market in several industries
3. Close to major attractions
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Winters are long and cold
2. Far from beaches/mountains
3. The weather situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- North: Great for singles. solid vibes, walkable.
- Downtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt tough. Rent is about /mo. Groceries are established. Gas is competitive. You can live comfortably on $60K-$140K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I genuinely enjoy living here. Happy to answer more specific questions..

I'd say the biggest thing people don't talk about is pet-friendliness. it's been a really good experience overall. Worth doing your research before committing.
