Housing in Loch Lomond compared to Memphis

So, I'm a remote worker and The median home value here is around $412,900, which is pretty steep. The unemployment rate is 5.4%, which is about average. Homes are going for about $412,900 on average. Poverty rate is 3.6%, which is pretty low. The food scene here is surprisingly good. Property taxes are high but you get good services. What are your go-to spots? Looking forward to hearing from you all. Downtown has improved a lot in recent years. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much.

OK so I've been meaning to write this for a while. I moved here 12 years ago from Charlotte and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Westside. It's solid for what you get.

Jobs: The market is growing right now, especially in consulting. If you're in marketing you might struggle.

People: Generally challenging. It took about 10 months to build a solid friend group.

Food: decent. Tons of options if you like Asian.

It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 3 years. Moved from Phoenix for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
education is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And cost of living can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 58, moved here 15 years ago from Tampa. I've lived in Fairview and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Four distinct seasons
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Road conditions need improvement
3. The walkability situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for couples. solid vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt underrated. Rent is about /mo. Groceries are manageable. Gas is developing. You can live comfortably on $100K-$130K here.

**Final verdict:**
