OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 56, moved here 12 years ago from Pittsburgh. I've lived in Riverside and East, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Lots of new development happening
3. Affordable housing options
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Road conditions need improvement
3. The nightlife situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Riverside: Great for couples. pretty good vibes, walkable.
- East: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Pittsburgh, everything felt underrated. Rent is about /mo. Groceries are wild. Gas is competitive. You can live comfortably on $70K-$140K here.

I've lived in Sunset for about 13 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Pittsburgh, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Good schools in most areas
- The housing market scene is improving
The downsides:
- Not a lot of cultural diversity
- Far from beaches/mountains
Overall I'd rate it 7/10 for families. Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Dallas and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 2-bed in West. It's underrated for what you get.
Jobs: The market is developing right now, especially in real estate. If you're in government you might struggle.
People: Generally surprisingly good. It took about 5 months to build a solid friend group.
Food: tough. Tons of options if you like Korean.

I'm a accountant who relocated here from Raleigh about 14 years ago. The main reasons were weather and school.
Pros I've experienced:
- Great outdoor activities nearby
- Good healthcare facilities
- Close to major attractions
Cons that are real:
- Rising rent and home prices
- Chain restaurants dominate
Financially, we've found it improving compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are established, gas is challenging.
Socially, I have mixed feelings honestly. Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The cost of living is genuinely excellent and I've found I have mixed feelings honestly. My neighborhood (Fairview) is stable and I feel safe walking around at night.
But if you're coming from Tampa, be prepared for the culture shock. weather is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
