Lombard is underrated, change my mind

Hi all, I work in consulting and It's a a smaller city city with about 43,722 people. Median household income is $97,253, which feels pretty solid for the area. Crime rate is something to consider -Lombard sits at 96.3 per 100K. Poverty rate is 4.6%, which is pretty low. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. What are your go-to spots? Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 51, moved here 12 years ago from San Francisco. I've lived in Meadowbrook and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Lots of new development happening
3. Strong sense of community
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Property taxes are high
3. The outdoor recreation situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for young professionals. challenging vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt hit or miss. Rent is about /mo. Groceries are competitive. Gas is affordable. You can live comfortably on $80K-$100K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 4 years. Moved from Houston for school. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
hospitality is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is underrated - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Not very walkable outside downtown. And job market can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. Hope this helps!. Feel free to ask specific questions - happy to help.

I'd say the biggest thing people don't talk about is community vibe. I love the pace of life here. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 7 years. Moved from San Diego for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
hospitality is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is tough - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Limited entertainment options. And school system can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The dating scene is genuinely better than expected and I've found the quality of life is solid. My neighborhood (Cedar Grove) is manageable and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. traffic is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Used to live on the Midtown side, now on the Old Town side. Completely different vibe. it's not perfect but it works for me.
