Not sure if this has been asked before, but Household incomes average around $45,850 in London. With a population of 7,576, London is a small town. Rent is about $783/month for a decent place. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. Let me know your thoughts. There's a growing tech scene which is exciting. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look.

Moved here from Boston about 1 years ago. I'm still on the fence after all this time. Still getting used to cultural scene but Good luck with whatever you decide..

Renting here right now, paying about /mo for a 3-bedroom. I have mixed feelings honestly. Compared to LA it's solid.

I'm a lawyer and I've found it's not perfect but it works for me. The community is pretty good and there's always something going on.

Weather-wise, the summers are improving and winters are affordable. You get used to it after the first year.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 13 years. Moved from Denver for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2021 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
real estate is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is surprisingly good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Homeless population growing downtown. And weather can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 8/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
