Crime rate is something to consider -Lone Star sits at 447.0 per 100K. Poverty rate is 12.0%, which is around average. The suburbs are where most families end up. It's changing fast -some good, some not so much. Any advice would be great. I'd say it's better for families than young singles. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. Property taxes are high but you get good services. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse.

Real talk - this place is not for everyone, and I think that's OK.
If you value food scene, you'll love it. The job market is genuinely decent and I've found it was the best decision I ever made. My neighborhood (Fairview) is reasonable and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. healthcare is completely different here. And Road conditions need improvement.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 13 years. Moved from Tampa for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
legal is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is surprisingly good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Not very walkable outside downtown. And job market can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

OK so I've been meaning to write this for a while. I moved here 11 years ago from Salt Lake City and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Sunset. It's surprisingly good for what you get.
Jobs: The market is stable right now, especially in education. If you're in legal you might struggle.
People: Generally average. It took about 6 months to build a solid friend group.
Food: decent. Tons of options if you like Korean.
No regrets on my end..

As someone who grew up here, I'm still on the fence after all this time. A lot has changed in the past few years though. safety used to be much reasonable but now it's average.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Seattle and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Oak Park. It's pretty good for what you get.
Jobs: The market is manageable right now, especially in engineering. If you're in hospitality you might struggle.
People: Generally better than expected. It took about 8 months to build a solid friend group.
Food: challenging. Tons of options if you like Thai.
Definitely worth checking out..

Weather-wise, the summers are improving and winters are established. You get used to it after the first year.
