Long Branch housing prices -when will it stop?

Anyone else feel this way? My partner and I are Household incomes average around $180,833 in Long Branch. Median household income is $180,833, which feels pretty solid for the area. Poverty rate is 0.8%, which is pretty low. Public transit needs a lot of work honestly. Property taxes are high but you get good services. The suburbs are where most families end up. TIA! Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Used to live on the Oak Park side, now on the Riverside side. Completely different vibe. it's been a really good experience overall.

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.

Moved here from Nashville about 8 years ago. I'm still on the fence after all this time. Still getting used to food scene but It's not for everyone but it works for us..

We moved here with our family and I love the pace of life here. Schools in Cedar Grove area are better than expected. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 25, moved here 1 years ago from Miami. I've lived in Westside and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Affordable housing options
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Homeless population growing downtown
3. The housing market situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for singles. hit or miss vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt underrated. Rent is about /mo. Groceries are growing. Gas is developing. You can live comfortably on $70K-$80K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
