Housing market in Longmont right now

I work in insurance and It's a a smaller city city with about 98,958 people. The unemployment rate is 3.0%, which is pretty low. Poverty rate is 5.2%, which is pretty low. With a population of 98,958, Longmont is a smaller city. Household incomes average around $89,724 in Longmont. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. Property taxes are high but you get good services.

Pros:
- Affordable cost of living
- Great weather
- Good job market
- Growing food scene
- Low taxes

Cons:
- Limited public transit
- Few job opportunities in some fields
- Boring for young people
- Poor road conditions
Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. The weather takes some getting used to. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. It's not perfect, but the community is solid. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. OK so I've been meaning to write this for a while. I moved here 3 years ago from New York and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 1-bed in East. It's challenging for what you get.

Jobs: The market is growing right now, especially in real estate. If you're in manufacturing you might struggle.

People: Generally better than expected. It took about 11 months to build a solid friend group.

Food: underrated. Tons of options if you like Indian.

Hope this helps!.

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The public transit is genuinely hit or miss and I've found it exceeded my expectations. My neighborhood (South) is wild and I feel safe walking around at night.

But if you're coming from Atlanta, be prepared for the culture shock. job market is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a HR manager, 28, moved here 12 years ago from Dallas. I've lived in South and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Close to major attractions
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Limited entertainment options
3. The weather situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for singles. surprisingly good vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt hit or miss. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $90K-$110K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
