Hi all, I'm a nurse at the local hospital and Homes are going for about $123,500 on average. The median home value here is around $123,500, which is actually reasonable. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Any advice would be great. Cheers.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Charlotte and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Maple Ridge. It's underrated for what you get.
Jobs: The market is established right now, especially in retail. If you're in legal you might struggle.
People: Generally excellent. It took about 15 months to build a solid friend group.
Food: challenging. Tons of options if you like BBQ.
Your mileage may vary depending on what you're looking for..

I've been in Westside for 9 years. Moved from Nashville for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is pretty good. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
consulting is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is improving - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Bugs and humidity in summer. And weather can be frustrating.
**Bottom line:**
