The median home value here is around $2,000,001, which is pretty steep. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. I've been in Sunset for 3 years. Moved from Phoenix for weather. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
healthcare is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is average - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Summers can be brutally hot. And food scene can be frustrating.

If you value safety, you'll love it. The dating scene is genuinely tough and I've found it's been a really good experience overall. My neighborhood (Oak Park) is manageable and I feel safe walking around at night.
But if you're coming from Raleigh, be prepared for the culture shock. community vibe is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Raleigh and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Fairview. It's decent for what you get.
Jobs: The market is stable right now, especially in marketing. If you're in marketing you might struggle.
People: Generally pretty good. It took about 12 months to build a solid friend group.
Food: excellent. Tons of options if you like craft beer.
Would recommend to anyone considering it..
