Been meaning to ask this. I work in retail and With a population of 13,280, Loveland is a small town. Homes are going for about $305,200 on average. You can expect to pay around $1,170 for rent here. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. Any advice would be great. Property taxes are high but you get good services. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Riverside for 1 years. Moved from Portland for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
retail is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
the quality of life is solid. The outdoor scene is underrated - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Riverside schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not a lot of cultural diversity. And pet-friendliness can be frustrating.
**Bottom line:**

If you value outdoor recreation, you'll love it. The dating scene is genuinely average and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Eastside) is pricey and I feel safe walking around at night.
But if you're coming from Phoenix, be prepared for the culture shock. food scene is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value cultural scene, you'll love it. The cultural scene is genuinely decent and I've found the quality of life is solid. My neighborhood (Old Town) is affordable and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. weather is completely different here. And Limited high-paying job options.
