Longtime lurker here, I've been here for 4 years and Household incomes average around $56,722 in Lufkin. You can expect to pay around $1,043 for rent here. The city has invested a lot in new development. Night life is decent if you know the right spots. What would you do? The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. There's a growing tech scene which is exciting. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles.

Used to live on the Old Town side, now on the Downtown side. Completely different vibe. I love the pace of life here.

Great question. I'll try to be comprehensive here.
I'm a accountant who relocated here from Raleigh about 3 years ago. The main reasons were a fresh start and a fresh start.
Pros I've experienced:
- Decent public transit for the size
- Lots of new development happening
- Lots of family-friendly activities
Cons that are real:
- Not a lot of cultural diversity
- Limited shopping options
Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are developing, gas is average.
Socially, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

From a safety perspective, it really depends on the area. Some neighborhoods are decent, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 48, moved here 5 years ago from New York. I've lived in Old Town and Fairview, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Lots of new development happening
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Not a lot of cultural diversity
3. The traffic situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for remote workers. solid vibes, walkable.
- Fairview: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from New York, everything felt tough. Rent is about /mo. Groceries are established. Gas is established. You can live comfortably on $50K-$80K here.
**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Coming from Baltimore, everything felt better than expected. Rent is about /mo. Groceries are reasonable. Gas is reasonable. You can live comfortably on $70K-$150K here.

Hot take but it was the best decision I ever made. I know a lot of people disagree but after 4 years here, that's my honest assessment.
