Hi all, I'm single, late 40s, and Homes are going for about $140,100 on average. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. What neighborhoods would you suggest? There's a growing tech scene which is exciting. The suburbs are where most families end up. The weather takes some getting used to. I'd say it's better for families than young singles.

I've been in Pine Hills for 11 years. Moved from Chicago for school. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
engineering is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is tough - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Property taxes are high. And weather can be frustrating.
**Bottom line:**

I'm a contractor who relocated here from San Diego about 8 years ago. The main reasons were school and cost of living.
Pros I've experienced:
- Growing food and restaurant scene
- Nice parks and green spaces
- Good airport with direct flights
Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains
Financially, we've found it better than expected compared to where we came from. Older homes are where the value is. Groceries are competitive, gas is tough.
Socially, I wouldn't want to live anywhere else right now. Hope this helps!.
