I'm single, late 30s, and The unemployment rate is 12.5%, which is concerning. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. Worth the trade-offs? There's a real sense of community in certain neighborhoods.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 3 years. Moved from Denver for weather. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
healthcare is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is surprisingly good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Property taxes are high. And housing market can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

If you're remote, this place is great for cost of living. I'm still on the fence after all this time. Internet is better than expected in most areas.

I'd say the biggest thing people don't talk about is weather. I have mixed feelings honestly. Worth doing your research before committing.

I've been living here for 2 years and I'd say I'm still on the fence after all this time. The food scene is underrated compared to other places I've lived. Overall Would recommend to anyone considering it..
