Is it worth buying in Lutz?

Hey folks, My family moved here when I was a kid. Rent is about $1,648/month for a decent place. Homes are going for about $451,800 on average. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Should I be concerned?

Renting here right now, paying about /mo for a 1-bedroom. there are trade-offs but the good outweighs the bad. Compared to Seattle it's pretty good.
