Longtime lurker here, I'm a 55-year-old pharmacist and Homes are going for about $101,400 on average. With a population of 3,966, Madill is a small town. Rent is about $764/month for a decent place. Crime rate is something to consider -Madill sits at 246.6 per 100K. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. The city has invested a lot in new development. There's a growing tech scene which is exciting. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is outdoor recreation. Other than that, Would recommend to anyone considering it..

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. healthcare used to be much established but now it's underrated.

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is pretty good in most areas.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 37, moved here 3 years ago from Phoenix. I've lived in Old Town and Lakewood, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Decent public transit for the size
3. Close to major attractions
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Homeless population growing downtown
2. Bugs and humidity in summer
3. The public transit situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for couples. underrated vibes, walkable.
- Lakewood: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt underrated. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $40K-$70K here.
