Hello, I'm a teacher here and The median home value here is around $346,900, which seems about average. The unemployment rate is 1.9%, which is pretty low. Average temperature is around 50°F, so expect cold winters. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. What are your go-to spots? Thanks! People here are genuinely friendly, not just surface-level. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. The food scene here is surprisingly good. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look.

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Tampa about 9 years ago. The main reasons were school and a job opportunity.
Pros I've experienced:
- Lots of new development happening
- Affordable housing options
- Good airport with direct flights
Cons that are real:
- Urban sprawl is real
- Bugs and humidity in summer
Financially, we've found it better than expected compared to where we came from. If you look outside the main areas you can find deals. Groceries are developing, gas is solid.
Socially, it's not perfect but it works for me. Hope this helps!.

Real talk - this place is not for everyone, and I think that's OK.
If you value outdoor recreation, you'll love it. The cost of living is genuinely solid and I've found it's exactly what I was looking for. My neighborhood (Eastside) is competitive and I feel safe walking around at night.
But if you're coming from Dallas, be prepared for the culture shock. job market is completely different here. And Bugs and humidity in summer.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Pine Hills for about 12 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Seattle, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Nice parks and green spaces
- The public transit scene is average
The downsides:
- Summers can be brutally hot
- Chain restaurants dominate
Overall I'd rate it 5/10 for couples. Happy to answer more specific questions..

Public transit is average here. You'll probably need a car for most things. I have mixed feelings honestly.
