Is Madisonville worth it salary-wise?

I'm a college student here and The unemployment rate is 4.3%, which is about average. The median home value here is around $152,300, which is actually reasonable. Crime rate is something to consider -Madisonville sits at 90.9 per 100K. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Worth the trade-offs? The weather takes some getting used to. The suburbs are where most families end up. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 56, moved here 10 years ago from Raleigh. I've lived in Old Town and Highland, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Low crime in most neighborhoods
3. Affordable housing options
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Rising rent and home prices
3. The cost of living situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for remote workers. challenging vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt average. Rent is about /mo. Groceries are wild. Gas is manageable. You can live comfortably on $90K-$70K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Hot take but it exceeded my expectations. I know a lot of people disagree but after 14 years here, that's my honest assessment.

Used to live on the Meadowbrook side, now on the The Heights side. Completely different vibe. the quality of life is solid.
