Is Mankato walkable?

I'm single, late 20s, and It's a a smaller city city with about 44,882 people. The unemployment rate is 3.4%, which is pretty low. It's changing fast -some good, some not so much. What neighborhoods would you suggest?

Renting here right now, paying about /mo for a 2-bedroom. I'm still on the fence after all this time. Compared to Phoenix it's average.
