Rent vs buy in Mankato -what makes sense?

Anyone else feel this way? Rent is about $1,089/month for a decent place. Homes are going for about $250,600 on average. With a population of 44,882, Mankato is a smaller city. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. It's not perfect, but the community is solid.

Pros:
- Good job market
- Nice parks and trails
- Strong sense of community
- Good internet infrastructure
- Good airport connections

Cons:
- Sprawl everywhere
- High property taxes
- Lack of diversity
- Far from major airports
Am I overthinking this? The parks and outdoor areas are a huge plus. The weather takes some getting used to. I'd say it's better for families than young singles. It's not perfect, but the community is solid. Public transit needs a lot of work honestly. The suburbs are where most families end up. Property taxes are high but you get good services. The food scene here is better than expected. Tons of great Italian places. I'm still on the fence after all this time.

Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The safety is genuinely challenging and I've found it's been a really good experience overall. My neighborhood (Downtown) is growing and I feel safe walking around at night.

But if you're coming from Chicago, be prepared for the culture shock. community vibe is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value safety, you'll love it. The cultural scene is genuinely solid and I've found it's exactly what I was looking for. My neighborhood (Eastside) is developing and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. safety is completely different here. And Limited high-paying job options.

Moved here from Dallas about 8 years ago. it exceeded my expectations. Still getting used to outdoor recreation but It's not for everyone but it works for us..

Bought a house here in 2021 and it exceeded my expectations. Property values have gone about the same since then.
