Rent vs buy in Manning -what makes sense?

Hey everyone, I've been here for 4 years and With a population of 1,474, Manning is a small town. It's a a small town city with about 1,474 people. Median household income is $62,310, which feels about average for the area. Homes are going for about $109,400 on average. Rent is about $719/month for a decent place. Property taxes are high but you get good services. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look.

Pros:

- Close to nature
- Low taxes
- Good internet infrastructure

Cons:
- Rising rent prices
- Sprawl everywhere
- Mosquitoes and humidity
- Homelessness issues downtown

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 57, moved here 15 years ago from Charlotte. I've lived in Maple Ridge and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Decent public transit for the size
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The public transit situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for retirees. challenging vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Charlotte, everything felt hit or miss. Rent is about /mo. Groceries are stable. Gas is developing. You can live comfortably on $90K-$90K here.
