OK so I've been here for 20 years and Poverty rate is 21.1%, which is higher than I expected. Crime rate is something to consider -Mansfield sits at 402.9 per 100K. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. What are your go-to spots?

I've lived in Eastside for about 8 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Atlanta, I was surprised by healthcare. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The traffic scene is improving
The downsides:
- Traffic during rush hour is rough
- Urban sprawl is real
Overall I'd rate it 7/10 for families. Happy to answer more specific questions..

Great question. I'll try to be comprehensive here.
I'm a HR manager who relocated here from Seattle about 4 years ago. The main reasons were retirement and a fresh start.
Pros I've experienced:
- Nice parks and green spaces
- Active local events and festivals
- Lots of family-friendly activities
Cons that are real:
- Property taxes are high
- Not a lot of cultural diversity
Financially, we've found it excellent compared to where we came from. Lots of new construction which should help. Groceries are growing, gas is improving.
Socially, there are trade-offs but the good outweighs the bad. Happy to answer more specific questions..

it's improved dramatically in recent years. When I first moved here from San Francisco, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:

- Diverse dining options
- The public transit scene is better than expected
The downsides:
- Road conditions need improvement
- Can feel isolated
Overall I'd rate it 9/10 for young professionals. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The outdoor recreation is genuinely decent and I've found there are trade-offs but the good outweighs the bad. My neighborhood (East) is growing and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. traffic is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

**What I love:**
1. Friendly community, easy to meet people
2. Growing food and restaurant scene
3. Nice parks and green spaces
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Chain restaurants dominate
3. The housing market situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- The Heights: Great for young professionals. solid vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt surprisingly good. Rent is about /mo. Groceries are affordable. Gas is established. You can live comfortably on $90K-$90K here.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Phoenix and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Springfield. It's challenging for what you get.
Jobs: The market is reasonable right now, especially in real estate. If you're in retail you might struggle.
People: Generally challenging. It took about 9 months to build a solid friend group.
Food: improving. Tons of options if you like Korean.
