Been meaning to ask this. The median home value here is around $179,600, which is actually reasonable. Crime rate is something to consider -Mansfield sits at 68.0 per 100K. It's a a small town city with about 3,014 people. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. What are your go-to spots? Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. Night life is decent if you know the right spots.

Great question. I'll try to be comprehensive here.
I'm a lawyer who relocated here from Portland about 7 years ago. The main reasons were my partner's job and school.
Pros I've experienced:
- Strong job market in several industries
- Affordable housing options
- Good airport with direct flights
Cons that are real:
- Not a lot of cultural diversity
- Can feel isolated
Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are established, gas is excellent.
Socially, the quality of life is solid. Definitely worth checking out..

If you're remote, this place is great for cost of living. I genuinely enjoy living here. Internet is decent in most areas.

Gonna give a different perspective here since most replies seem solid.
I've been here 2 years and it's been a really good experience overall. The thing nobody mentions is cultural scene. It's established and it affects daily life more than you'd think.
That said, the food scene is legit. And if you're into rock climbing, this place is solid.
Neighborhood matters A LOT here. The Old Town side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 10 years. Moved from Tampa for school. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
real estate is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is excellent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Limited high-paying job options. And community vibe can be frustrating.
**Bottom line:**
For singles, I'd say this is a 9/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
