I've been here for 16 years and The median home value here is around $380,000, which seems about average. You can expect to pay around $1,798 for rent here. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. Anyone in a similar situation?

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The safety is genuinely pretty good and I've found the quality of life is solid. My neighborhood (Lakewood) is manageable and I feel safe walking around at night.
But if you're coming from Phoenix, be prepared for the culture shock. safety is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem challenging.
I've been here 10 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is job market. It's established and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into rock climbing, this place is surprisingly good.
Neighborhood matters A LOT here. The Maple Ridge side vs the Highland side are basically different cities. Make sure you visit both before deciding.

Background: I'm a writer, 54, moved here 2 years ago from Charlotte. I've lived in Springfield and West, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Affordable housing options
3. Diverse dining options
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Property taxes are high
3. The pet-friendliness situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Springfield: Great for couples. challenging vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

Coming from Charlotte, everything felt hit or miss. Rent is about /mo. Groceries are stable. Gas is established. You can live comfortably on $80K-$90K here.
