Biggest downsides of living in Mansión del Mar comunidad?

Hi all, Homes are going for about $154,400 on average. You can expect to pay around $721 for rent here. Average temperature is around 80--F, so it's warm year-round. The unemployment rate is 4.2%, which is about average. I'd say it's better for families than young singles. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. Thoughts? It's a very car-dependent city, for better or worse.

I've been in East for 4 years. Moved from Seattle for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
legal is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Road conditions need improvement. And food scene can be frustrating.

**Bottom line:**

I've been here 5 years and the quality of life is solid. The thing nobody mentions is cultural scene. It's affordable and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into camping, this place is underrated.

Neighborhood matters A LOT here. The The Heights side vs the East side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..
