Just moved to Mansión del Mar comunidad, any tips?
Been meaning to ask this. With a population of 26,540, Mansi--n del Mar comunidad is a smaller city. Average temperature is around 80--F, so it's warm year-round. Traffic can be rough during rush hour, no sugarcoating that. Worth the trade-offs? There's a real sense of community in certain neighborhoods.

I've been in Midtown for 13 years. Moved from San Francisco for family. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
hospitality is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is improving - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Midtown schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Summers can be brutally hot. And healthcare can be frustrating.

Background: I'm a software engineer, 33, moved here 15 years ago from LA. I've lived in Pine Hills and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Nice parks and green spaces
4. The people are generally pretty good - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Limited shopping options
3. The outdoor recreation situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. decent vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from LA, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is competitive. You can live comfortably on $40K-$100K here.
