Anyone else feel this way? I've been here for 14 years and Poverty rate is 4.4%, which is pretty low. You can expect to pay around $1,702 for rent here. It's changing fast -some good, some not so much. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. What would you do? The school system varies a lot by neighborhood. Property taxes are high but you get good services. It's not perfect, but the community is solid.

I work in legal here and I have mixed feelings honestly. The job market for my field is better than expected. Your mileage may vary depending on what you're looking for..

Used to live on the Lakewood side, now on the Pine Hills side. Completely different vibe. I genuinely enjoy living here.

Bought a house here in 2023 and it's not perfect but it works for me. Property values have gone about the same since then.

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The job market is genuinely pretty good and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Highland) is manageable and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. cultural scene is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value weather, you'll love it. The public transit is genuinely hit or miss and I've found it's exactly what I was looking for. My neighborhood (East) is developing and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. weather is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
