Starting a business in Marion Center?

Longtime lurker here, Crime rate is something to consider -Marion Center sits at 313.4 per 100K. Property taxes are high but you get good services. It's changing fast -some good, some not so much. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles.

Background: I'm a sales manager, 56, moved here 1 years ago from Tampa. I've lived in West and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Strong job market in several industries
3. Lots of family-friendly activities
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Bugs and humidity in summer
3. The healthcare situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for couples. decent vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is wild. You can live comfortably on $80K-$90K here.

**Final verdict:**

I've been in Downtown for 13 years. Moved from Tampa for weather. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
consulting is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is solid - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Homeless population growing downtown. And outdoor recreation can be frustrating.

**Bottom line:**

2. Far from beaches/mountains
3. The dating scene situation is competitive and doesn't seem to be improving

**Neighborhoods I'd avoid:**

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The food scene is genuinely solid and I've found there are trade-offs but the good outweighs the bad. My neighborhood (Fairview) is wild and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. public transit is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
