Homes are going for about $230,800 on average. The median home value here is around $230,800, which is actually reasonable. The city has invested a lot in new development. Public transit needs a lot of work honestly. Thoughts? The school system varies a lot by neighborhood. The food scene here is surprisingly good. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Real talk - this place is not for everyone, and I think that's OK.
If you value walkability, you'll love it. The safety is genuinely hit or miss and I've found I love the pace of life here. My neighborhood (Sunset) is stable and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. weather is completely different here. And Dating scene is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

That said, the walkability is legit. And if you're into hiking, this place is solid.
Neighborhood matters A LOT here. The Pine Hills side vs the East side are basically different cities. Make sure you visit both before deciding.
