I'm retired and It's changing fast -some good, some not so much. Property taxes are high but you get good services. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. My experience has been mostly positive. the quality of life is solid. The only thing I'd watch out for is healthcare. Other than that, It's not for everyone but it works for us..

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 4 years and it's exactly what I was looking for. The thing nobody mentions is cultural scene. It's growing and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into mountain biking, this place is surprisingly good.
Neighborhood matters A LOT here. The East side vs the Highland side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 3 years. Moved from LA for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2016 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is hit or miss - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Rising rent and home prices. And traffic can be frustrating.
**Bottom line:**

Great question. I'll try to be comprehensive here.
I'm a sales manager who relocated here from San Francisco about 1 years ago. The main reasons were quality of life and school.
Pros I've experienced:
- Cost of living is very reasonable
- Low crime in most neighborhoods
- Close to major attractions
Cons that are real:
- Urban sprawl is real
- Chain restaurants dominate
Financially, we've found it solid compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is underrated.
Socially, I wouldn't want to live anywhere else right now. Definitely worth checking out..
