Marked Tree is underrated, change my mind

Hey folks, I'm originally from Miami and The median home value here is around $85,700, which is actually reasonable. You can expect to pay around $556 for rent here. Crime rate is something to consider -Marked Tree sits at 690.5 per 100K. With a population of 2,235, Marked Tree is a small town. Median household income is $45,197, which feels on the lower side for the area. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to.

Pros:
- Low crime in most areas
- Close to nature
- Low taxes
- Strong sense of community
- Good airport connections

Cons:
- Not very walkable
- High property taxes
- Few job opportunities in some fields
Thoughts? Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. The weather takes some getting used to. It's changing fast -some good, some not so much. The weather takes some getting used to. Downtown has improved a lot in recent years. Downtown has improved a lot in recent years. Real talk - this place is not for everyone, and I think that's OK.

If you value dating scene, you'll love it. The school system is genuinely solid and I've found it's not perfect but it works for me. My neighborhood (Lakewood) is affordable and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. walkability is completely different here. And Property taxes are high.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
